Parquet and timber floor sanding, polishing and refinishing

Older parquet and solid timber floors in Klang Valley homes, especially in pre-2000s landed properties, often just need sanding and refinishing rather than replacement. Years of foot traffic, sun exposure and old wax buildup leave the surface dull, scratched or unevenly coloured, but the timber underneath is often still solid enough to bring back.

  • Signs a floor can likely be refinished rather than replaced: surface scratches, dullness, patchy old varnish, minor gaps between blocks
  • Signs it may need more than refinishing: soft or spongy boards, widespread rot, water damage that's warped the timber, blocks lifting off the subfloor

What it costs

Pricing is driven mainly by floor area, how many sanding passes are needed (a badly worn or waxy floor takes more), and the type of finish applied afterward. Parquet block floors with lots of seams and old wax buildup can take longer to prep than long-plank timber, and adding stain or a different sheen level affects the finishing coats needed.

Can a scratched parquet floor be fixed without replacing it?
In most cases yes. Sanding removes the top layer of damage and old finish, then refinishing seals it again. Full replacement is usually only needed if the timber itself is rotted, warped or the wear layer is already too thin from previous sandings.
How many times can a parquet floor be sanded before it's too thin?
It depends on the original thickness of the wear layer and how deep past sandings went. A contractor can usually tell by inspecting a board edge or a spot where the floor has been cut before.
How long does the house smell or stay dusty after refinishing?
Sanding creates a lot of fine dust regardless of containment measures, and finish coats need proper cure time before furniture goes back on. Ask the contractor for their specific timeline since it varies by finish type (oil-based finishes generally need longer than water-based).
